Pricing structure shifts significantly with the need for new transmission lines, contiguous land assembly, and grid constraints. Buyer pool is also limited, so we proceed via individual matching.

Total grid interconnection study applications for utility-scale battery storage reached approximately 143 GW as of June 2025, up sharply from about 95 GW just six months earlier. Yet only about 250 MW (0.02% of total) has actually been interconnected, and grid headroom is depleting fast.
At both extra-high-voltage and high-voltage scale, the project economics are the same: the lower the grid connection cost, the higher the profit. Grid-studied project rights and ready-made sites are profit-boosting assets — and they command premium prices.
Extra-high-voltage grid connection costs typically run JPY 2–3B, but well-positioned projects can come in at a few hundred million. Even at high-voltage scale, differences of a few hundred thousand to a few million yen swing project economics. That cost saving flows straight to project profit, which is why buyers nationwide are actively hunting for well-conditioned projects.

The single biggest driver of land value for battery storage is the distance to the interconnection point. For extra-high-voltage that's transmission towers and substations; for high-voltage it's distribution substations and lines. Closer means lower connection cost — and higher project value.

Upon agreement, we execute the sale contract. Rights transfer and title assignment are handled by Science X.
