FOR LANDOWNERS

If you own land near
a substation or grid line

Land near substations, transmission towers, or distribution lines may carry significant value as a battery storage site. We assess suitability based on distance to interconnect, lot size, and grid availability — free of charge.

  • A parcel ID or coordinates plus area is enough to start
  • Suitability check possible even without an interconnection study
  • Land adjacent to existing solar farms welcome
  • Land sale executed directly between landowner and buyer

Indicative acquisition prices,
by scale and interconnection timing

Actual acquisition prices are determined by the interconnection study response (grid connection cost contribution and lead time), site conditions, and grid availability.
The table below shows indicative ranges drawn from closed deals in the last 6 months.

CATEGORY INDICATIVE ACQUISITION PRICE CONDITIONS THAT COMMAND PREMIUM
High-voltage 2MW class Interconnection within 12 months PREMIUM JPY 80M – 100M
Projects with confirmed grid connection cost contribution, deposit paid, and proximity to the distribution substation (within 300m) command the upper range.
High-voltage 2MW class Interconnection beyond 12 months STANDARD JPY 60M – 80M
Even with longer interconnection timelines, projects with strong location and connection-cost terms trade at solid ranges. Bundled multi-project sales can lift the price further.
Extra-high-voltage 50MW class Large-scale BESS project PREMIUM JPY 800M+
Projects close to towers/substations with low connection costs see competitive bidding from listed companies, repeatedly setting new market highs.
Extra-high-voltage 80–200MW Mega-scale projects CASE-BY-CASE Individual quote
Pricing structure shifts significantly with the need for new transmission lines, contiguous land assembly, and grid constraints. Buyer pool is also limited, so we proceed via individual matching.
*Ranges reflect closed deals from H2 2025 through H1 2026. Total grid interconnection study applications for utility-scale BESS reached approximately 143 GW as of June 2025, and good interconnection points are depleting fast. Scarcity of grid-studied projects increases by the day, with prices on an upward trend.

Why BESS project rights trade
so actively right now

Total grid interconnection study applications for utility-scale battery storage reached approximately 143 GW as of June 2025, up sharply from about 95 GW just six months earlier. Yet only about 250 MW (0.02% of total) has actually been interconnected, and grid headroom is depleting fast.

At both extra-high-voltage and high-voltage scale, the project economics are the same: the lower the grid connection cost, the higher the profit. Grid-studied project rights and ready-made sites are profit-boosting assets — and they command premium prices.

Extra-high-voltage grid connection costs typically run JPY 2–3B, but well-positioned projects can come in at a few hundred million. Even at high-voltage scale, differences of a few hundred thousand to a few million yen swing project economics. That cost saving flows straight to project profit, which is why buyers nationwide are actively hunting for well-conditioned projects.

Projects and sites we're actively buying

Whether extra-high-voltage or high-voltage, the conditions below qualify for premium acquisition pricing.
If even one applies, please get in touch.

Extra-high-voltage (66kV+)

30–200 MW class | Connected to transmission towers / substations
  • Grid-studied projects with confirmed connection cost contribution
  • Sites within 300m of a transmission tower or substation
  • 10,000 m²+ of land (sufficient for 50 MW class)
  • Interconnection responses you wish to deprioritize

High-voltage (6.6kV)

2 MW class | Connected to distribution substations / lines
  • Grid-studied projects with confirmed connection cost contribution
  • Sites near distribution substations / poles
  • 1,000–3,000 m² of land (suitable for 2 MW class)
  • Projects with interconnection lead time within 12 months are highly valued
  • Bundled multi-project sales also welcome
PREMIUM Conditions that command premium pricing
Grid-studied project with confirmed connection cost contribution Applies to both extra-high-voltage and high-voltage. The confirmed amount is the single most important factor in valuation.
Site is in close proximity to the interconnection point (tower / substation / pole) EHV: within 300m of a transmission tower / HV: close to a distribution substation
High-voltage projects with interconnection lead time within 12 months Shovel-ready projects are in extremely high demand and command premiums.
Connection deposit paid, with the right to contract secured Significantly lowers buyer-side risk compared with projects where the deposit is unpaid.
WORTH ASKING Cases worth a conversation
No interconnection study yet, but located in an area with grid headroom
Land adjacent to a solar farm (potential to leverage existing interconnection)
Interconnection study secured, but you're reviewing portfolio priorities We support transfer as a business decision — concentrate investment elsewhere, optimize resources, or unlock cash.
You'd like to sell multiple high-voltage projects together We accommodate bundles of 10+ projects with combined assessment and acquisition.

How distance from the interconnection point
changes value

The single biggest driver of land value for battery storage is the distance to the interconnection point. For extra-high-voltage that's transmission towers and substations; for high-voltage it's distribution substations and lines. Closer means lower connection cost — and higher project value.

Distance to interconnection Indicative connection cost Assessment
Within 300m
TOP TIER
EHV: JPY 200M – 500M
HV: hundreds of thousands to a few million
Direct connection to tower / pole-mount transformer is feasible. Maximum cost advantage for buyers — commands top acquisition pricing.
300m – 1km
CONDITIONAL
EHV: JPY 500M – 1.5B
HV: a few million to tens of millions
Considerable if a contiguous private-line right-of-way can be secured. Obstacles and third-party land in the path are key.
Over 1km
CASE-BY-CASE
EHV: JPY 2B+
HV: economically unviable in most cases
EHV requires new tower construction, sharply raising cost. HV usually cannot recover the cost over the distance.

*These are general guidelines. Actual connection cost contributions are determined by the transmission/distribution operator's interconnection study response. Grid topology, voltage class, and existing facilities can cause significant variation, so we evaluate these holistically in each individual assessment.

CONFIDENTIALITY FIRST

Engagement starts with an NDA

For developers and EPC contractors, project information is among the most sensitive of corporate assets. Before discussing any project specifics, Science X executes a non-disclosure agreement. Your company name and project details are disclosed only to the Science X principal (Dr. Nakashima) and the buyer's authorized decision-makers.

NDA before disclosure
We share an NDA template before receiving any project information. Your company's standard form is also acceptable.
Minimal disclosure
Information shared with prospective buyers is anonymized through to the final stage. Identifying details are released only with your prior consent.
Principal handles the desk
From inquiry through closing, the Science X principal (Dr. Shinya Nakashima, Ph.D. Engineering) is your direct counterparty. No internal lateral distribution.
Request NDA template (via email)

From inquiry to indicative quote

01

NDA execution (if desired)

We execute a non-disclosure agreement before receiving any project information. Science X provides a template, and your company's standard form is equally acceptable.

One email is enough to start. If timing matters, the indicative assessment can proceed in parallel with NDA execution.
02

Send the project information

Share the site location (address or coordinates), area, and the interconnection study response (if available). Even without the study response, we can give you a directional view.

A Google Earth screenshot is fine. For high-voltage projects, a utility pole number speeds things up considerably.
03

Indicative assessment (within 48 hours)

We review grid headroom, distance to the interconnection point, and land regulatory status, and respond with an indicative price. No fee at this stage.

04

Site verification & detailed assessment

If the indicative assessment is acceptable, we conduct site verification and detailed technical evaluation, then present a formal acquisition price. Buyer matching proceeds in parallel at this stage.

05

Sale agreement & payment

Upon agreement, we execute the sale contract. Rights transfer and title assignment are handled by Science X.

The sale of land itself is contracted directly between seller and buyer. What Science X acquires is the project rights tied to the interconnection study response.

Fair valuation grounded in technical understanding

Assessment by grid-connection experts

We evaluate the technical validity of the interconnection study, the grid topology, and the structure of connection cost contributions — not just surface-level area and location. The principal holds a Ph.D. in Engineering (electrical / grid analysis).

200-buyer network

From listed energy companies and major utilities to new market entrants, we maintain dedicated buyer rosters for both EHV and HV. We match each project to the right buyer pool and run competitive processes to maximize price.

Principal-led, fast decisions

No multi-tier internal approval. The principal (Dr. Shinya Nakashima, Ph.D. Engineering) responds directly, with assessment-to-acquisition terms achievable in as little as one week. No lateral information flow inside an organization.
